2018 Yorkville Luxury Condo Market Report Suite Sales Over $2M 3rd Q Sold Prices Per Square Foot & Historical Data
The average sold price for a Yorkville luxury condo was $3,113,600. This is up 6% from last quarter’s average sold price of $2,935,967.
The average sold price per square foot for a luxury condo was $1,415/sf – a 12.8% increase from last quarter’s $1,255.
Buyers had less choice in the third quarter as there were 22% less luxury condo units for sale than in the second quarter.
It took 4 days longer to sell a luxury condo as compared to the previous quarter. When coupled with rising sold prices this indicates Sellers are willing wait for the right higher priced offer before they sell.
In the 3rd quarter, 15 suites sold over $2 Million in Yorkville which is the exact same number that sold in the previous quarter.
While no units sold over the $5M mark, the highest sold price achieved in the 3rd quarter was $4.995M and took place at Four Seasons Private Residences. However, this sale broke the $2000 per square foot barrier coming in at a whopping $2,026/sq ft.
