2014 Fourth Quarter
Analysis of the 2014’s 4th quarter sold stats marks an end to the trend of rising sold prices from the previous three quarters for Yorkville Toronto resale condos. Sold prices were down significantly. In the 4th quarter of 2014 units took longer to sell with the sold price per square foot dropping to $740 and the average sale price was also down to $1,225,359.
The 4th quarter average sold price per square foot of $740, is a 9.3% decrease from the third quarter’s $860. The number of sales that occurred in fourth quarter was up almost 12% in comparison to the previous quarter.
Year over year comparison of quarters also reveals lower sold prices. The average sold price for a Yorkville condo in the 4th quarter of 2014 was $1,225,359 down 31% from this time last year when the average sold price was $1,607,710. The average sold price per square foot also decreased 10.3% from the fourth quarter of 2013 when it was $825 per square foot.
The number of Yorkville condos sold in the fourth quarter of 2014 was up 18.4% from the fourth quarter of 2013.
Year over year and quarter over quarter comparison of sales volumes indicates greater supply in the resale condo market and could be a contributing factor to the fall in prices.
