Sold Prices Per Square Foot & Unit Sales
2014 Third Quarter

Analysis of the 2014’s 3rd quarter sold stats reveals prices for Yorkville Toronto condominiums continue to rise steadily.  This quarter marks the third consecutive quarter in which the average sold price per square foot increased.  Even though units took longer to sell and less units sold than in the previous quarter, the sold price per square foot rose to $860 with the average Yorkville condo unit selling for $1,351,390.

The average sold price per square foot for the third quarter 2014 was $860, a 7.6% increase from the second quarter’s $799.  The number of sales that occurred in third quarter was down 31% in comparison to the previous quarter of 2014 even though buyers had roughly the same number of Yorkville condos to choose from as the number of active listings for sale during both quarters was the same.

Year over year comparison of quarters also reflects the trend in higher sold prices.  The average sold price for a Yorkville condo in the third quarter of 2014 was $1,351,390 up 20% from this time last year when the average sold price was $1,126,919.  The average sold price per square foot also increased 7% from the third quarter of 2013 when it was $804 per square foot.  Likewise the number of Yorkville condos sold in the third quarter of 2014 was up 30% in comparison to the third quarter of 2013 when only 40 units sold.

8 luxury condo suites sold above $2.0M in the 3rd quarter of 2014 as compared to the previous quarter when there were 11 units sold over $2.0M.  Interestingly, this quarter saw the first sale of 2014 of a Yorkville condo over $5.0M.  Last year there were 4 sales of Yorkville condos over $5.0M.

The third quarter of 2014 resale stats for Yorkville Toronto condos reveals that the average sold price per square foot for a Yorkville condo was $860, up from $799 in the 2nd quarter of 2014.
