Fall 2013 was ushered in by the announcement of three new condo developments planned for Yorkville Toronto:
1 Yorkville Condos at 1 Yorkville Avenue & 838-850 Yonge Street
Developers Bazis & Plaza are planning a new 58 storey condo project at 1 Yorkville Avenue (838-850 Yonge Street) on the south side of Yorkville Avenue and on the west side of Yonge Street across from the Toronto Reference Library.
Designed by architect Rosario Varacalli, the project involves preserving the existing three storey heritage buildings that feature retail on the ground level on Yonge Street which date back to the early 1860’s.
The project will extend to the south west corner of Yorkville Ave and Yonge Street which is the current site of the Cookbook Store.
The 55 storey tower will rise above the 3 storey existing heritage base building and feature a total of 577 residential condo units made up of 68 one bedrooms, 365 one bedrooms plus den, 87 two bedrooms and 57 three bedroom plus den suites.
While the outer sides of the building running along Yonge Street and Yorkville Avenue will have commercial and retail components, the residential condo will be accessed by a public laneway running north-south from Yorkville Avenue and provide access to the parking garage. The underground parking garage will house 4 levels of parking with 126 parking spaces for residents of the condominium.
Amenity space for the condo tower will be on the 4th and 5th floors. A roof terrace on top of the 3 storey heritage base building will be accessed from the 4th floor. The exterior of the building will feature balconies and will also be clad with an exo-skelton angled panels to create a 3D effect.
Developer Bazis is not new to condo development in Yorkville as Bazis was the builder of the Crystal Blu at 21 Balmuto Street and both Bazis and Plaza are currently building Exhibit Residences at 200 Bloor Street West.
New Yorkville Condo Proposed For 80 Bloor Street West
Krugarand Corporation, the owner of 80 Bloor Street West is proposing to replace the existing 18 storey office building with a 66 storey residential condo tower. Located on the north side of Bloor Street West between Bay and Bellair Streets, 80 Bloor St West sits between Harry Rosen to the west and Capezio & David’s shoe stores to the east.
The condo tower will feature 565 units including 85 studios, 52 one bedrooms, 248 one bedroom plus den, 123 two bedrooms and 57 three bedroom units. The five level underground parking garage for the building will be accessed from Critchley Lane and have 181 parking spaces.
The amenities of the condo tower will be located on the third floor and include and outdoor pool with a large terrace. The new condo building will have a retail/commercial component on the ground, concourse and second levels and also have direct access to Bay Subway Station.
143 Avenue Road New Condo Planned For Yorkville Annex Location At Avenue Rd & Davenport
A proposal has been submitted to the city by Dash Developments to erect a mid-rise building of 12 storeys featuring 94 residential condominium units at 143 Avenue Road. The site is located directly south of Avenue & Davenport Rd on the east side and directly across the street from the flower shops of Ave & Dav. Currently a parking lot, the site previously housed a gas station.
The ground and second floor will have retail/commercial space of approximately 9483 square feet. The residential lobby for the condominium will be on the ground floor and the second floor will feature indoor amenity space with an outdoor terrace at the rear.
Levels 3 through 12 will house 94 condo apartments consisting of 39 one bedroom units, 50 two bedroom units and 5 three bedroom units. Suites at the back of the building facing east will feature stepped terraces and balconies. Building design by Teeple Architects.
Three levels of underground parking will be accessed from the south side of the building on Avenue road. There will be a total of 67 parking spaces, 61 spaces for the residential condo apartments and 6 visitor parking spaces.
