3 bedroom or larger units had the lowest average sold price per square foot at $508 which requires further explanation.  Only 5 units sold in 2012 that were 3 bedroom or larger and all of these sales took place in older Yorkville condo buildings with an average age of 28 years old thereby dramatically bringing down the price per square foot for this type of unit.

*3 Bedroom Or Larger Average Sale Price It should be clarified that in a year over year comparison of this segment of the condo market, 12 units sold in 2011 as compared to only 5 units which sold in 2012. These 5 sales all took place in older Yorkville condo buildings with an average age of 28 years old resulting in a dramatic negative price difference in year over year comparison for this type of condo unit.


2012 Yorkville Toronto Condominium Resales By Unit Type
The greatest amount of resale condominium units sold by unit type was 2 bedroom suites which made up almost half of the total number of resale units sold in 2012 followed by 1 bedroom units at 18.8%. This is very similar to 2011 in that 2 bedroom suites where also the greatest amount of units sold by unit type and made up 48% of the total resale units sold that year.


Completed Condo Projects Introduced New Units To The Resale Market
In 2012, Yorkville saw the completion and registration of two new condo buildings: Museum House and and the Uptown Residences bringing an additional 321 units to the area.

A small luxury condo project,  Museum House is a condo building of only 27 suites on 19 floors with suite sizes starting from 1900 square feet.

A larger project, Uptown Residences is 294 units on 48 floors with a more mixed variety of suite types from 1 bedrooms of 495 square feet to luxury penthouses of over 2200 square feet.

What’s In Store For The Yorkville Toronto Condo Market In 2013
Two luxury condo projects, The Four Seasons Private Residences and The Florian will be registering in early 2013 bringing another 305 completed condo units to the Yorkville neighbourhood.
