York Square Site
Yorkville Annex Toronto Condominiums

Developer Empire Communities is proposing to build a 38 storey residential condominium tower on the northeast corner of Avenue Road and Yorkville Avenue.

The first two storeys will be retail and the condominium portion will feature 342 residential condo units comprised of 214 one bedroom units and 128 two bedroom units.  Units on the eastern side of the building will feature balconies.  The amenities for the condo building will take up the entire 5th floor and part of the 3rd floor.

The five level underground parking garage accessed from Avenue Road will have 247 parking spaces, 203 parking spots for the condominium units and 44 spaces for visitors and commercial.

Currently on the site sits a group of two and a half storey commercial buildings which frame an interior courtyard called York Square which are occupied by commercial businesses including Il Posto Restaurant, Endiva, Blyth Academy, Ingram Gallery, Pure & Simple, Vidal Sassoon and Seen Visioncare.

York Square also provides a pedestrian link from Yorkville Avenue to the Hazelton Lanes Shopping Mall which features Whole Foods, the upscale organic grocer.  Hazelton Lanes made headlines recently when it was sold this past fall to First Capital Realty Inc. for $110 million.

The proposal for development also includes a plan for a new pedestrian passageway from Yorkville Avenue to Hazelton Lanes that will be adjoined to the internal residential lobby of the condominium tower.

The York Square site is located directly across the street from the Old Four Seasons Hotel now known as the New Residences of Yorkville Plaza where the hotel tower is being converted to condominiums and two new additional towers will also be built on the site.
